Sections
The community is divided into road Sections and there are two types of road Sections: Home and Common Sections.
The total contribution amount for road maintenance is based on the Home Section and usage of the Common Sections.
Home Sections
- Each owner is assigned to a Home Section numbered one through 6
- The roads and the Home Section are only used by the owners in their Section
- No other owner must pass through a Home Section to get to their property
- Exceptions: the areas not participating in the road association and Home Section 3. The amount collected for Home Section can be variable based on the needs of that Section and the number of owners in that Section.
- Home Sections may self-fund, meaning they can collect for a project from their owners when a maintenance project is planned or they can collect in advance.

Common Sections
- The community is divided into road Sections and there are two types of road Sections: Home and Common Sections shared roads are assigned to a Common Sections letter A through D
- Shared roads are used by all or some of the owners
- Share roads are the most expensive to maintain
- Below the gate is a shared road is steep and uses expensive road base
- Above the gate the shared roads are asphalt
- The amount collected for a Common Section used is a set amount

Administration & Leaders
The community is divided into road Sections and there are two types of road Sections: Home and Common Sections.
Association Administrator
The Association Administrator is a volunteer from the community.
There should be one Administrator accountable for all financial matters.
The Administrator may, at times, request other volunteers from the community to aid in the performance of Administrative duties.
Since the Administrator is a volunteer, no election needs to be held unless there are multiple volunteers interested in the position. If an election is held rules for the election will be determined at that time.
Administrator is responsible for the following:
- Maintaining in distributing the community member contact list
- Maintaining the BRS a bank account
- Working with the road crew and section leaders to determine the yearly amounts to be collected for road maintenance
- Notifying community members of amounts due, due date and payment methods available
- Collecting and depositing community funds
- Paying the electricity bill for electric usage by the gate
- Determining the budget amounts with community for each road Section based on collections
- Reporting to community members the status of collections and the road Section budget amounts
- Reimbursing the community members for expenses for road maintenance activities. Reporting to community members expenses paid
Section Leaders
Each section has a section leader. The section leaders are shown on the community map above.
Section leaders are responsible for the following
- Determining road maintenance needs on each Section
- Communicating with residents living in the road section for planning purposes.
- Determining cost estimate for road maintenance
- Working with the administrator to determine section budgets amounts based on collected funds.
- Providing receipts for reimbursement of expenses related to road maintenance and/or snow plowing.
